6 Signs Your Real Estate Agent Is “Quiet Quitting” and It May Be Time to Find a New One

By homes2moveyou Nov 13, 2022 3:54 pm

The concept of “quiet quitting” has become a term pretty much everyone has heard. In case you are not familiar — it is when someone does not actually quit their job but starts doing the bare minimum needed without getting fired.

Most real estate agents cannot even relate to that concept. Not only are they used to hustling and going above and beyond — it is pretty much expected in this business.

But there are definitely some agents who do the bare minimum and somehow manage to work with enough tolerant clients to stay in business. Perhaps those clients do not always know it is not normal — and that they should expect more from an agent.

Here are 6 signs your Oakland County real estate agent may be quietly quitting — and it may be time to find a new one.

1. They Are Ignoring Your Calls

Agents are often very busy — so do not assume your agent is ignoring you if it takes a little while to get back to you. But if you can never get your agent on the phone, or they never return your calls or texts in a timely manner — that is a sign of a quiet quitter. A great agent makes communication a priority, always.

2. They Are a Drive-By Shooter

The first thing buyers typically see when your house is for sale is the front exterior photo your agent took for the MLS listing. Beyond the front shot, there should be a great photo of every room and the property.

But some agents pull their car up in front of a client’s house, roll the window down, and take a crooked blurry shot of the listing and drive away. If that is the extent of your listing agent’s photography — that is a telltale sign of quiet quitting.

3. They Are Not Even Looking

When you are a buyer searching for homes, there is a good chance you will know about new listings at the same time as your agent — or even before. That is understandable. But some agents do no searching at all and basically wait for clients to send them houses they want to see. If you are always the one asking “what about this one?” because your agent never sends listings — they may be quietly quitting.

4. They Are Just Throwing a Dart

Coming up with the right listing price for a home is as much an art as it is a science. Most agents put significant time and thought into a thorough comparative market analysis — CMA — to help get their clients the highest price possible.

If your agent is basically throwing a dart at a board of random numbers — or worse, just using the Zillow Zestimate — you have a quiet quitter trying to list your house. A PSA — Pricing Strategy Advisor certified agent like Tom Gilliam builds CMAs on verified comparable sales data, not guesswork.

5. They Constantly Cannot Make It

Agents get busy — so an occasional scheduling conflict is normal. But if your agent is never available when you need an appointment, constantly running late, or canceling at the last minute — that is a clear sign they are testing just how far they can push the bare minimum before you fire them.

6. They Slouch on Your Couch

If your agent holds an open house at your home and you come back to find them watching the big game on your couch — that is a good sign they used your house to find a few hours of peace and quiet quitting.

How to Find a Real Estate Agent Who Does NOT Quiet Quit in Oakland County Michigan

The best way to avoid a quiet quitter is to interview carefully — ask hard questions about communication standards, pricing methodology, marketing approach, and what happens if the home has not received an offer in 21 days.

After 24 years and 700+ transactions serving Farmington Hills, Novi, Northville, West Bloomfield, and Bloomfield Hills — Tom Gilliam RE/MAX Classic has built a reputation on going above and beyond for every client. No drive-by photos. No dart-board pricing. No couch sitting.
